Roof Rejuvenation Eligibility: Does Your Shingle Roof Qualify?

Roof Rejuvenation Eligibility: Does Your Shingle Roof Qualify?

Your roof qualifies for rejuvenation when the shingles are still firmly attached, still flexible enough to be treated, and still have most of their granules. Age matters less than condition. A 12-year-old roof baked on a south-facing slope can fail the test. A well-ventilated 17-year-old roof can pass it. The only way to know is an on-site inspection.

This guide explains what we check, which warning signs rule a roof out, how Florida's 15-year insurance benchmark fits in, and what to ask about warranties before you sign anything.

TL;DR

  • Rejuvenation works on structurally sound asphalt shingles that have started to dry out. It does not repair shingles that are already failing.
  • Condition beats age. Broken tabs, exposed fiberglass, cupping and heavy granule loss usually mean replacement.
  • In Florida, a roof at 15+ years can still be insured if a licensed professional certifies 5 or more years of remaining useful life. Ask your carrier what it will accept.
  • We inspect first and tell you honestly whether you qualify. The assessment is free, and qualifying roofs come with a 6-year transferable warranty.

What "eligible" actually means

Shingles are asphalt, fiberglass and mineral granules. Florida sun and heat slowly dry out the asphalt. It gets brittle, the granules that shield it come loose, and the tabs begin to crack or curl. Rejuvenation, or what we call renewal, puts oils back into the shingle so it regains flexibility and holds its granules longer.

That only helps if there is something to restore. A shingle that is dry but intact is a candidate. A shingle that has lost its grip on the roof deck, or whose mat is exposed, is not. We would rather tell you that during a free inspection than sell you a treatment that can't work.

We are not roofers, and we are not roof cleaners. We are the company you call before you call the roofer. Our job is to find out whether replacement can wait.

The five things we check

A qualifying roof usually passes on all of these. Here is what an inspection looks at.

1. Shingle type

Our service is for asphalt shingle roofs. Tile, metal and flat roofs are a different job.

2. Tab adhesion and breakage

Tabs should be sealed down and intact. Broken or missing tabs point to shingles that can't stay attached in high wind. Florida's own hurricane retrofit guidance lists cracks, broken tabs, buckling, curling or blistering, and tabs with most of their granules worn off as strong indicators of aging.

3. Granule loss

Some loss is normal. We look at gutters and downspout outlets for granule buildup, and at the shingles for bare, dark patches. Light to moderate loss is workable. Widespread bare asphalt is not.

4. Flexibility and cracking

We check how the shingle behaves when handled. Fine surface cracking and early curling are the stage where treatment helps most. Deep cracks and cupped tabs are past it.

5. The deck and underlayment

Soft spots, active leaks or water-stained decking are repair jobs first. Professional inspectors look for soft spots, curling, cracking and tab adhesion, and we do the same.

Signs your roof is probably too far gone

Be honest with yourself about these. They are the same signs a roofer would point to.

  • Shiny fiberglass showing through the surface, sometimes described as the weave.
  • Cupping or bowing tabs that no longer lie flat.
  • Broken or missing tabs after a storm or on their own.
  • Large areas of bare asphalt where granules are gone.
  • Active leaks or soft decking underneath.

Florida's disaster mitigation guidance treats these as signs a shingle is failing. At that stage the priority is safety, not preservation. If your roof shows them, call a licensed roofer for a replacement quote. We will tell you the same thing if we see them.

Does roof age decide eligibility?

Not by itself. You will see rules of thumb online, such as treating roofs in the 10 to 15 year range as ideal. They are rough guides. Florida roofs age faster than the national average figures on a shingle wrapper, and the sun exposure on one slope can be very different from another.

Here is how we think about age bands.

Roof ageTypical situationWhat we usually find
Under 10 yearsShingles still flexibleOften too early. Monitoring may be all you need.
10 to 15 yearsEarly drying, light granule lossFrequently a strong candidate.
15 to 20 yearsMixed. Insurance scrutiny beginsDepends on condition. Needs a careful inspection.
20+ yearsAdvanced wear is commonSome still qualify. Many do not.

This table is our field view, not a guarantee. Every roof is assessed on its own. For more on how aging works on local roofs, read what roof aging is for South Florida homeowners.

The 15-year insurance question

Many Florida homeowners first look into this because an insurer raised the roof's age. According to a local insurance agent interviewed by CBS12, many carriers now use 15 years as an important underwriting benchmark for asphalt shingle roofs.

The law gives you some room. Under Florida Statute 627.7011(5), as summarized by Roofing IT, an insurer cannot refuse to issue or renew a policy solely because of roof age while the roof is under 15 years. At 15 or more, an inspection showing 5 or more years of useful life defeats an age-only refusal. A 2025 overview from a Florida insurance agency adds that licensed roofing contractors can now perform these insurance inspections under House Bill 1611, effective July 2024.

What this means in practice:

  • A condition report, obtained well before renewal, is often what keeps the conversation going. Insurers can still weigh other factors.
  • Rejuvenation is not an insurance guarantee. Whether a carrier accepts a report is the carrier's decision, so ask your agent exactly what documentation it requires.
  • If your roof is near 15 years, don't wait for the nonrenewal letter.

We cover the documentation side in more detail in how to prove 5 years of life left on your Florida roof. If you keep your paperwork in order, a renewal reminder routine helps you avoid lapses and missed deadlines.

Why the 25% rule makes preservation worth a look

There is another Florida rule that surprises homeowners. Under the Florida Building Code, as stated in one city's re-roof guidelines, no more than 25% of the total roof area may be replaced, repaired or recovered in any 12-month period unless the entire roof area is brought up to current code. Details have changed over the years, and your local building department has the final word on how it applies to your roof.

The practical effect: piecemeal repairs on an old roof can push you toward a full replacement. Preservation is not a construction project. It treats the shingles you have, so you can plan the replacement for when it is truly needed, not when a repair threshold forces it.

Rejuvenation and the roof warranty

This is the question we hear most after "am I eligible?"

There are three warranties to think about.

  1. The original shingle manufacturer's warranty. Many have expired by the time a roof is a candidate for rejuvenation. If yours is still active, read its terms and ask the manufacturer or your original installer whether any treatment affects coverage. Don't assume either way.
  2. The warranty on the treatment. For roofs that qualify, our work is backed by a 6-year transferable warranty. If you sell the house, the coverage can go to the buyer, which is a useful point in a sale.
  3. Your homeowners insurance. This is not a warranty, but it is the document most affected by roof condition. See the section above.

Get any warranty in writing before work begins. Ask what is covered, for how long, what voids it, and who to call. That applies to us and to anyone else you talk to. If you are comparing contractors, a verified contractor checklist is a handy way to organize the questions.

How our treatment differs from standard rejuvenation oils

We are certified applicators of Fresh Roof's Green Soy Technology. It is a bio-based treatment designed to work at the molecular level, restoring flexibility, locking in granules and slowing deterioration. Its benefits include improved wind and fire resistance for qualifying roofs.

The manufacturer's lab results, as we present them, show restoration of about 50% of shingle flexibility, compared with roughly 20% for standard rejuvenation oils. Those are laboratory figures, not a promise for any specific roof. This is why we say: not rejuvenation oils, Fresh Roof. The assessment tells us whether your shingles can respond.

If you want the step-by-step version, see our guide to restoring asphalt shingle flexibility on Florida homes.

What to expect from the inspection

The process is short and has no obligation.

  1. We inspect the roof surface, edges, valleys, penetrations and gutters.
  2. We assess its condition against the five checks above and document what we find.
  3. We recommend whether it qualifies for renewal, needs a roofer, or should simply be monitored.

If you qualify, we explain the scope and give you a clear proposal. If you don't, we say so. You then know what to get quotes for, and you have the facts before you spend what we see as a typical $15,000 to $30,000 on replacement. Our roof renewal workflow guide walks through the project from first visit to finish.

Our perspective: ask before you tear off

We see the same pattern across Broward and Palm Beach counties. A homeowner gets a letter from an insurer, or sees a few loose granules in the gutter, and assumes the roof is finished. The first call goes to a roofer, and a roofer sells replacements, because that is what roofers do.

Some of those roofs are finished. Many are not. They are dry, tired, and a few years from needing replacement, and treating them in time can add years of useful life and keep thousands of dollars in your pocket. For a roof that qualifies, you could save up to 80% compared with replacement. Skipping an unnecessary tear-off also keeps old shingles out of the landfill.

Our perspective: ask before you tear off — overview diagram

We also turn people away. If we see exposed fiberglass, cupped tabs or soft decking, we say replace it. A treatment on a failing roof wastes your money and damages our reputation. Honest assessments are the whole business.

Our advice is simple: get the roof looked at before you are under pressure, ideally before year 15, and before a deadline from your carrier forces a rushed decision.

Get your roof assessed

If your asphalt shingle roof is in Broward or Palm Beach County and you want to know whether it qualifies, schedule a free roof assessment. We look at the roof, tell you what we find, and recommend renewal only if it makes sense. We also serve neighborhoods such as Boca Raton, Delray Beach and Plantation. Call us before you call the roofer.

FAQ

How old can a roof be and still qualify for rejuvenation?

There is no single cutoff. Roofs in the 10 to 15 year range are often good candidates, and some older roofs qualify if the shingles are intact, sealed and still holding granules. Condition decides, which is why we inspect before recommending anything.

Can rejuvenation help me keep my homeowners insurance?

It can support your case, but it is not a guarantee. Florida law lets you present an inspection showing 5 or more years of remaining useful life on a roof that is 15 or older, and the carrier decides whether it accepts that documentation. Ask your agent what it needs before you pay for anything.

Will rejuvenation void my existing roof warranty?

It depends on the manufacturer's terms and whether the warranty is still active. Ask the manufacturer or installer in writing before work starts. Our treatment on a qualifying roof carries its own 6-year transferable warranty.

What if my roof doesn't qualify?

We will tell you plainly and explain what we saw. At that point you need a licensed roofer for a replacement estimate. You will have paid nothing for the assessment and you will know the roof's true condition.
